The craft
Slippery flatwork isn’t a quirk. It’s a liability with a known fix.
Concrete gets slippery a few ways: a smooth-troweled surface that was slick from the day it was poured, a glossy film-forming sealer that turns to glass the moment it’s wet, or simply years of continuous foot traffic and wear that have polished the surface smooth. It’s most dangerous exactly where people are barefoot, wet, or moving fast — pool surrounds, entry steps, walkways, and shaded patios. We see it everywhere from Carlsbad community pools to La Jolla estate courtyards.
Our system seals the surface with fine grit suspended in the sealer itself, so traction is built into the finish rather than glued on top. It grips wet feet reliably, stays comfortable underfoot, and reads visually as a clean, even finish — not the rough, peeling “safety coating” look. The same application protects the concrete from oil, chlorine, salt-system water, sun, and the constant wet-dry cycling that ages exterior flatwork. And if the surface needs crack repair before it can be sealed, we handle that in the same project so the finished deck reads as one seamless surface.
For HOA communities, this is as much a governance issue as a surface issue. A community pool deck with documented slip incidents — or visible conditions that invite them — is a board liability question. What does the Grit-infused finish feel like on bare feet?
Textured enough to grip, smooth enough to lie on — the grit is fine and suspended evenly in the sealer, so it feels like a matte, slightly toothy surface rather than sandpaper. It’s comfortable for kids, safe for grandparents, and kind to towels and pool toys. We can show you a cured sample so you feel it before committing.
How long does it hold up around chlorine and salt-system pools?
The system is rated for pool chemistry, salt-system water, and constant wet-dry cycling — that’s its job. Plan on resealing every 1–2 years depending on sun exposure and traffic, with community pools at the heavier end. We put every deck on a recommended resealing date so traction is renewed before it degrades, not after.
Does the pool need to be drained or closed for long?
Never drained. Most residential decks are completed in two to three days including cure time, and community pools are scheduled in sections or around posted hours to keep closures minimal. You’ll have exact reopening times in writing before work begins.
What do HOA boards receive for their records?
A documentation package built for the board file: pre-project condition photos, the written scope and system specification, our insurance certificates, completion photos, and the recommended maintenance schedule. If a slip claim ever surfaces, the board can show the deck was professionally assessed and maintained — that’s the point.
